According to TSN.ua: With winter approaching, a significant number of Kyiv's apartment buildings are without central heating, creating an urgent need for warm, short-term rentals. This situation is unfolding in the context of broader energy challenges facing Ukraine. In response, some property owners are slashing rental prices to attract tenants, though the overall rental market remains sluggish.
Data indicates that over 1,000 buildings in the capital are currently without heat. To secure new occupants, landlords are reducing their asking prices. For instance, Oleksandr Yablonskyi has cut the rent for his apartment from 9,000 to 7,000 hryvnias. Other realtors confirm that desirable apartments, which previously rented quickly, are now staying on the market for much longer.
Kyiv resident Iryna Nahorna remarked: 'For them, the heating season is already over.'
Despite some residents seeking alternatives, a mass exodus from unheated buildings has not materialized. Kyiv realtors, such as Olena Bondaruk, note that the rental market is currently quite inactive, which is slowing down the leasing process.

The widespread lack of heating in Kyiv's residential blocks is causing concern as temperatures drop and the need for comfortable living conditions grows. While falling rents may encourage some people looking for housing to consider a move, the market's slow activity means this is not a guaranteed solution to the accommodation problem.
The absence of mass relocation suggests many residents prefer to stay put, even with inadequate heating. This trend is likely to influence the future rental strategies of both property owners and real estate agents in the coming months.
