Experts from the companies LUN and Work.ua conducted a study of the real estate market in Ukraine, which revealed a difficult situation with housing accessibility.

According to the research, the most challenging situation is in Lviv, where to buy a one-room apartment, one would need to save their entire salary for 10 years, and for a three-room apartment—accumulate for 17.2 years. Kyiv and Uzhhorod also rank highly on the housing accessibility list—there, purchasing apartments requires saving for 8.3 and 8.9 years respectively.

The study also notes that the most affordable housing is found in cities that have suffered the most from the war. Thus, in Kherson, apartments can be accumulated in 2.8 years, in Zaporizhzhia—3.3 years, in Kharkiv—3.6 years, in Mykolaiv—4 years, and in Sumy—4.6 years.

How many years do you need to work to buy an apartment in Ukraine

Over the last six months, the situation in the real estate market has changed. In Lviv, property prices have increased by 5%, in Uzhhorod by 3%. However, in Kyiv and Vinnytsia, prices have decreased by 2-3%, while in Kharkiv, the decline has been critical at 13%. Interestingly, only in Rivne have prices increased by 14%.

It's worth noting that housing prices are quite high—ranging from 450 dollars per square meter in Kherson to 1500 dollars in Lviv. The average price of a one-room apartment fluctuates from 15 thousand dollars in the eastern regions to 65 thousand in the western cities.

The study does not take into account temporarily occupied territories, but experts emphasize that this is only a snapshot of the market, which may significantly change in the near future.
