Price changes in the housing market in Ukraine due to the war

According to OLX Real Estate research, the Ukrainian housing market is experiencing significant price changes due to the full-scale war in the country. Lviv has the highest average price for one-bedroom apartments in the primary market at 2.78 million UAH ($67,300), followed by Uzhhorod with 2.68 million UAH ($64,880), and Kyiv in third place with a price of 2.55 million UAH ($61,700). In the secondary market, Kyiv also takes the first place for one-bedroom apartments with a price of 2.8 million UAH ($67,800), while Sofiivska Borshchahivka and Lviv rank second and third respectively.

The market for private houses

The price in the private house market is also striking. The elite village of Kozyn has the highest median price at 39.1 million UAH ($946,600), surpassing other localities in the Kyiv region.

The impact of martial law on the housing market

Despite martial law, real estate in the capital region retains high value, while significant depreciation is observed in housing markets in the eastern part of the country. Industry experts predict that temporary power outages may lead to a 50% drop in demand in the primary market, but after the stabilization of the energy system, recovery is expected.
