2026 Home Construction Costs in Ukraine: Price per Square Meter Revealed.
What It Costs to Build a Private House in Ukraine in 2026
According to Novyny.live: By 2026, the price of constructing a private home in Ukraine has shifted. Building just the shell—meaning the foundation, walls, and roof—now runs approximately $395 per square meter. For a single-story house covering 200 square meters, that brings the total to roughly $77,000. When you add in extras like a terrace and porch, average costs climb by about $6,600, pushing the overall price for the shell to around $83,600.
Additional Roof Installation Expenses
For a 90-square-meter home, the extra cost to install the roof came to 490,000 Ukrainian hryvnias. The materials involved break down as follows:
- 125,600 hryvnias for lumber
- 6,500 hryvnias for delivery
- 110,000 hryvnias for metal roofing tiles
- 16,000 hryvnias for membrane
- 8,000 hryvnias for wood treatment
- 6,600 hryvnias for roofing screws
- 7,500 hryvnias for drip edge under the metal tiles
Oleksiy Kutsaniv comments: 'As of 2026, building the shell of a house—specifically the foundation, walls, and roof—costs about $395 per square meter.'
These figures point to rising prices for construction materials and labor, which could impact Ukraine's real estate market. Such cost increases may significantly affect housing affordability for the population, especially amid economic challenges. Higher expenses for materials and work might push potential buyers to rethink their budgets or postpone property investments. As a result, the construction sector could face shifts that ripple through the broader economy and social landscape in the country.
