In 2025, the housing market in Ukraine is developing unevenly. Western and some central regions are actively resuming construction, but areas near the front remain in a state of stagnation.
As emphasized by the co-founder of the 'Encyclopedia of New Buildings' site, Denis Shulha, in a comment to UNN, in Lviv, Ternopil, Ivano-Frankivsk, Zakarpattia, Chernivtsi, Volyn, Rivne, and Khmelnytskyi regions, recovery reaches 95-98%. As for the frontline regions, many projects remain frozen due to a lack of investment and low demand.Rounded information confirms that the most promising investments can be made in Volyn and Ternopil regions, where the market has not yet reached price peaks. Kyiv and Odesa also remain attractive for investments, but have their own development peculiarities. Mostly, the housing market and price dynamics depend on the region, so when choosing properties for investment, it is recommended that investors carefully select and check developers. The potential profit from such investments in the regions is estimated at 30-50% after the situation stabilizes. There is also an increasing demand for housing with autonomous energy and apartments in small buildings with developed infrastructure.
