Housing in Kyiv has become cheaper: how many years of salary are now needed for an apartment.
According to ТСН: Now, one needs to save an average salary for 7.7 years to buy a one-room apartment. This is a 7-10% improvement in housing accessibility compared to last year when this term was 8.3 years.
According to LUN analytics, the capital's secondary market has seen price increases over the year:
One-room apartments: +10%, average price - 66 thousand dollars.
Two-room apartments: +7.4%, average price - 105 thousand dollars.
Three-room apartments: +9.5%, average price - 150 thousand dollars.
Despite the increase in prices, housing has become more affordable. The number of average capital salaries needed to buy an 'average' apartment has decreased in all categories, enhancing overall housing accessibility.
How many years of salary are needed for an apartment
According to analysts' calculations:
For a 1-room apartment, now 7.7 years are needed (last year it was 8.3 years).
For a 2-room apartment - 12 years (last year it was 13.2 years).
For a 3-room apartment - 17.6 years (last year it was 19 years).

Representatives of working professions can accumulate for an apartment the fastest. According to Work.ua data, the average salary of auto mechanics and tilers is 52.5 thousand UAH, so they could earn for a one-room apartment in 4.4 years if saving the entire amount.
The longest to work for their own apartment will be:
Cleaners - 13.4 years.
Security guards - 10.5 years.
Nannies - 10.1 years.
Such calculations allow assessing market dynamics and the actual change in housing accessibility in Kyiv.
We remind you that from December 1, the state is introducing a new direction 'eRecovery', which allows Ukrainians from temporarily occupied territories to receive a voucher for 2 million UAH for buying housing. Applications can be submitted through 'Dія', and reviews will be coordinated by commissions at the place of residence of IDPs.
The program is designed for those who lost their homes due to occupation, do not have other housing in the controlled territory, and have not previously received assistance for purchasing housing. Payments will be made directly to the seller, and the voucher will be issued in digital format.
