According to Novyny.live: Ukraine’s land market in 2026 is showing uneven price movements, with changes varying significantly by plot type. Large parcels, especially those measuring 80 ares, have seen the sharpest increases, while the industrial segment is experiencing notable declines for certain properties.
Land plots of 80 ares jumped 69% in value, now priced at $18,400. Similarly, 70-are plots rose 58%, and 50-are parcels increased 57%. For 90-are plots, the price climbed 60% to $40,700. Meanwhile, 80-are properties also saw a 38% gain, reaching $45,400. One-hectare lots appreciated 25%, now valued at $55,400.
Price Declines in the Industrial Segment
In contrast, the industrial land segment is facing downward pressure. Prices for 60-are plots dropped 36% to $73,800. One-hectare industrial parcels fell 30% to $70,800, and 50-are lots decreased 25% to $53,600.
On a brighter note, smaller plots of 10 to 20 ares saw price increases of up to 19%, reaching $35,900 and $50,200 respectively. However, the number of listings for land under 10 ares shrank by 11%.
Overall, Ukraine’s land market in 2026 presents a mixed picture: some parcels are appreciating rapidly, while others are losing value, highlighting the sector’s uneven development.
These shifts in Ukraine’s land market may stem from varying demand for residential, agricultural, and industrial use. Understanding these trends is crucial for market participants and could shape future investment decisions.
