Rental prices in Ukraine have sharply fallen: what is happening in the market.
Market dynamics of real estate in Ukraine
According to inkorr.com: Recently, the Ukrainian real estate market has shown contradictory trends: apartment sale prices are rising, while rental prices are rapidly decreasing. Research has shown that new constructions are becoming more expensive, while old buildings are getting cheaper.
Primary market: increase in prices for new constructions
In most regions of Ukraine, there is an increase in prices for new residential properties. Kyiv remains the most expensive city for purchasing square meters. In frontline regions, such as Zaporizhia and Sumy, prices are the lowest. Demand for new constructions varies: in some regions, interest is declining, while in others, such as Chernihiv and Kirovohrad regions, there is an increase in demand.
Secondary market: rising prices in the West
In most western regions, the cost of secondary housing continues to rise, while in frontline regions, prices remain stable or even decrease. In Kyiv, prices for one-bedroom apartments remain high, especially in the Pechersk district. There are differences in price dynamics in different regions.
Rental market: increase in supply and decrease in prices
September brought an increase in the number of rental offers in most regions of Ukraine. In Transcarpathia, the highest rental prices have been recorded. The number of rental listings in Kyiv has increased by 21%, but in other regions, this process has occurred at varying rates.
Trends: price decline after summer peak
According to experts, the rental housing market in Ukraine is currently experiencing a decline in popularity after the summer peak. Prices are decreasing almost across the country, although in some regions, there is an increase in demand. The largest decline in interest has been recorded in Odesa, Volyn, and Chernivtsi regions.
Thus, after the summer peak, prices in the real estate market in Ukraine began to decrease, especially in the rental segment. At the same time, prices for new constructions continue to rise, especially in the western part of the country. The real estate market in Ukraine remains quite active, although price dynamics can vary significantly depending on the region.
