Price Review: Where the Most Expensive and Cheapest Apartment Rentals in Ukraine.
The average cost of renting a one-room apartment in Ukraine in August 2024 is 6962 hryvnias. This indicates a steady increase in rental housing prices across the country, as shown in the report of the State Statistics Service.
Regional Differences
Zakarpattia region is the most expensive region, where the average rent price for a one-room apartment is 11,738 hryvnias per month. Over the year, prices in this region decreased by 7.8%. Lviv region holds the second place with an average rent cost of 10,614 hryvnias and a 10% price decrease. Rivne region ranks third with a cost of 9830 hryvnias, which is 36.6% more than at the beginning of the year.
Kyiv is in fourth place with an average price of 9142 hryvnias, which is 4.8% more than at the beginning of the year. However, the capital shows significant price differences depending on the district. The most affordable prices are offered by Desnianskyi district, where a one-room apartment can be rented for 10 300 UAH. In Shevchenkivsky and Pechersky districts, prices are significantly higher: a one-room apartment costs from 22,000 to 23,400 UAH per month.
The most affordable regions for rent remain Kherson region (2831 UAH), Sumy region (3289 UAH), and Mykolaiv region (3597 UAH).

The formation of prices in the rental housing market is influenced by the following factors:
- distance from the combat zone
- location of the apartment on the lower floors (due to possible power outages)
- availability of parking, which can serve as a shelter
- accessibility of gas supply
- distance from administrative buildings and military industrial facilities
