Kyiv Rental Prices Drop 11%: Current Apartment Costs Revealed.
Shifts in Kyiv's Apartment Rental Costs
According to TSN.ua: Over the past six months, the average cost to rent an apartment in Kyiv has fallen by 3,000 UAH, a decrease of over 11%. While renters paid around 26,000 UAH in late summer 2025, the current average stands at approximately 22,945 UAH. This short-term decline, however, contrasts with a year-on-year increase of 10.5%, which adds up to an extra 2,200 UAH compared to the same period last year. This market volatility is typical for major cities experiencing economic adjustments.
In the last month alone, rental prices have actually risen by 5.5%, or about 1,200 UAH. The most affordable district in Kyiv is Darnytskyi, where the average rent is 14,750 UAH. In stark contrast, the most expensive area remains Shevchenkivskyi district, with average rents reaching 38,720 UAH.
Kyiv's Apartment Price Categories
Prices for one-bedroom apartments in the city range from 10,000 to 35,000 UAH. The most common price for a two-bedroom apartment is 14,400 UAH. For three-bedroom units, three primary price points are recorded:
- 14,400 UAH
- 18,000 UAH
- 43,200 UAH
Given these fluctuations, the recent short-term price drop should not be considered the defining trend for the year. The capital's most costly locations continue to be the Shevchenkivskyi, Dniprovskyi districts, and the Podil area. Meanwhile, the most budget-friendly rents are found in Darnytskyi district, Obolon, Sviatoshyn, Desnianskyi district, and Solomianskyi.
The decrease in Kyiv's apartment rental costs may reflect shifts in housing demand linked to broader economic factors and seasonal patterns.
Despite the recent dip, the overall upward trend compared to last year indicates that the rental market remains active and dynamic. Investors and potential tenants should monitor these changes closely to make informed decisions regarding housing.
