According to inkorr.com: Data has been published on the Zemliak.com platform indicating that Ukrainians can expect changes in the prices of agricultural land rental as early as 2026.

As of November 2025, the rental cost per hectare of land in Ukraine ranged from 1000 to 13000 hryvnias. The highest rental rates were recorded in the Kyiv region, where a hectare cost up to 13 thousand hryvnias, while in the Rivne region, the price was only 1000 hryvnias.

 

Where the most expensive and cheapest rent is

As of mid-2025, the cost of land rental in Ukraine was distributed as follows:

  • The Kyiv region holds the lead with a price of 13000 hryvnias per hectare due to high normative valuation and proximity to the capital. The Ternopil and Vinnytsia regions have a price of 11000 hryvnias due to fertile soils and active agribusiness.
  • The Cherkasy region offers rental for 9400 hryvnias due to the presence of black soil. The Khmelnytskyi region has a price of 7200 hryvnias due to competitive market conditions, while Poltava estimates a hectare at 6200 hryvnias due to intensive farming.
  • The Dnipropetrovsk region set a price of 6000 hryvnias, despite its geographical proximity to the conflict zone. Sumy and Mykolaiv regions ask for 5000 hryvnias each, related to the combat situation in the area.
  • The Odesa region has a price of 3500 hryvnias, considering maritime logistics and proximity to conflict. The Zhytomyr region values land at 3700 hryvnias due to average fertility.
  • The lowest rental prices are recorded in the Zaporizhia region (2000 hryvnias due to occupation) and the Rivne region (1000 hryvnias due to lower soil fertility).

The main factor affecting rental prices is the normative monetary valuation of land plots. This indicator depends on soil quality, logistical conditions, and security in the region, and also affects the size of taxes and rental costs.

Forecasts for 2026

Experts predict a price increase in the rental market by 10% next year. The final amount will depend on the economic stability and security in the country.

At Prozorro.Sales auctions, prices for sub-rent of state lands already exceed 20000 hryvnias per hectare, which is significantly higher than the average rates for renting private lands.

Can veterans of combat actions receive land?

Combat participants have the right to receive land plots for gardening, farming, housing construction, and summer cottage construction depending on the area.

Therefore, Ukrainians can expect changes in the prices of agricultural land rental in the near future. Information about the highest rates in the Kyiv region and the lowest prices in the Rivne region demonstrates the diversity of economic conditions in different regions of the country. The increase in rental prices next year, considering the difference in geographical, economic, and security conditions, underscores the importance of monitoring the land market situation.
