According to ТСН: In Ukraine, the change in rental prices continues. The western regions remain the most expensive, while central areas are witnessing significant price increases.

This is confirmed by new data from the analytical center DIM.RIA.

Where is the most expensive rent?

Transcarpathia continues to be the most expensive for renters. The average cost of a one-room apartment here is 18,450 UAH.

Also included in the top five regions with the highest prices are:

  • Lviv region

  • Kyiv

  • Kyiv region

  • Volyn region

Records of growth: Cherkasy and Poltava

The highest price dynamics compared to the end of 2024 were shown by the regions of central Ukraine. This is related to changes in internal migration flows.

Top 3 regions by price increase rates:

  1. Cherkasy region — +56% (average price — 13,250 UAH).

  2. Kirovohrad region — +45% (8,000 UAH).

  3. Poltava region — +29% (11,000 UAH).

Where is it cheapest to live?

In contrast to the general trend, prices remain low or even decrease in frontline regions and the south. For example, in Kherson region, rental prices dropped by a quarter (-25%) over the year, now averaging 3,000 UAH for an apartment.

Cheapest rental options:

  • Kherson region — 3,000 UAH.

  • Kharkiv region — 5,000 UAH.

  • Mykolaiv region — 5,500 UAH.

  • Zaporizhia region — 6,000 UAH.

Analyzing this data, it can be seen that the rental market in Ukraine is experiencing significant changes. The impact of internal migrations on prices in central regions raises more and more questions about the causes and prospects for market development.
