Ukrainians are mass buying real estate in Bulgaria: what is known about prices and trends.
According to inkorr.com: According to the information from the Bulgarian Real Estate Association, Ukrainians have actively started investing in real estate in Bulgaria in recent years. They are particularly interested in purchasing property in seaside resorts and in mountain complexes of cities such as Varna, Burgas, Nessebar, Bansko, and Pamporovo, known for their winter resorts.
Among the countries that continue to lead in real estate purchases in Bulgaria are the United Kingdom and Germany. In addition to Ukraine, the top ten include Greece, Israel, Romania, Turkey, Italy, Russia, and Poland. Experts explain the interest of Ukrainians in housing in Bulgaria by the influence of military conflicts in Ukraine and the possibility of earning income from rentals.
Experts predict further growth in demand from Ukrainians and other countries, which may lead to an increase in housing prices in Bulgaria. Prices per square meter in seaside resorts have increased on average by 8-10% over the past year, and in Sofia by 6-7%.
Housing prices in different cities
Data shows that the minimum price per square meter in new buildings in Sofia starts from 1400 euros, in Varna from 1100 euros. For comparison, the median price per square meter of housing in Kyiv is 1120 euros in the primary market, where prices have increased by almost 6% over the year.
In Lviv, the housing price is slightly lower at 1090 euros per square meter, while in Odessa, the price is 925 euros per square meter. However, in Odessa, prices have increased by 13.2% over the past year, which is the highest indicator among Ukrainian cities.
Thus, Ukrainians are increasingly investing in real estate in Bulgaria, focusing on seaside and mountain regions. This interest is driven not only by the opportunity for vacation but also by the desire for relocation and investment through rentals. It is predicted that the demand from Ukrainians and other countries will continue to grow, which will affect the increase in housing prices in Bulgaria.
