Odessa's real estate market is growing after the decline: which apartments are in the highest demand.
In 2022, the real estate market in Odessa underwent significant changes due to the onset of war. Prices for housing in the center and private houses outside the city lost liquidity. However, over time, the market adapted to new conditions: new requests emerged, buyers became more demanding, and safety and autonomy factors became important.
After the war began, the real estate market in Odessa experienced a collapse. Apartment prices fell by 20-30%, and some properties were sold at even 50% discounts. However, with the opening of state registers in 2022, the situation began to change. Demand appeared, and those properties that had remained unnoticed for years began to sell. The market was divided into segments, where apartments with ready-made repairs in convenient areas became the most popular.
Arcadia remains one of the most attractive areas for purchasing housing in Odessa. Prices for properties in this area have only increased over time. Apartments with sea views, even in old buildings with renovations, are finding their buyers, especially among displaced persons. This segment is steadily in demand.
Private houses, especially in the expensive segment, are practically not sold due to changing priorities among buyers. Compact and safe housing with infrastructure in the suburbs is becoming more attractive.
Uninterrupted power supply and other technical aspects have become an inseparable part of the choice of housing in Odessa, especially in emergencies. Buyers have become more attentive to such details that affect living comfort.
Prices for housing in the Primorsky district start from 65 thousand dollars for a one-room apartment. The most expensive areas are French Boulevard, Shevchenko Avenue, Victory Park, and Semyonov Fountain. In 'sleeping' areas, prices are slightly lower. Apartments in secondary markets are almost equal to pre-war prices, and some even exceed them.
Despite the war, high demand persists. Prices depend on the security situation and the political background. Experts predict cautious growth for the real estate market in the future.
