Ukraine has had a free land market for the fourth year now. Since the beginning of July 2021, all willing parties, both individuals and legal entities, can purchase land plots. However, this step has not significantly changed rental relationships, except in some cases where rent has increased due to the end of the rental term or due to the purchase of plots that were previously not rented. An important step has been the introduction of electronic trading by the State Land Bank through the ProZorro system. This has contributed to the conclusion of more rental agreements through auctions, increasing competition among investors and rental income growth by 20-40%. Demand for land in certain regions has increased due to the relocation of farmers to the west of the country after territorial losses. Experts predict further growth in rental prices and land values in Ukraine. This may lead to an average price of agricultural land reaching $2200 per hectare by 2025. The land market reform has resulted in increased competition and rental income, while the war in Ukraine has made its own adjustments to the market situation.
