The price of land in Ukraine has risen to a record: sales have fallen by 7 times.
According to inkorr.com: In October 2025, the cost of agricultural land in Ukraine reached 65303 UAH per hectare, which is 3900 UAH more than in September. According to analysts, the highest price was in April when a hectare cost an average of 71816 UAH, while the lowest was in March at 54599 UAH.
However, despite the rising prices, the number of purchase and sale transactions has significantly decreased. In October, only 3191 hectares were sold, which is almost 21500 hectares less compared to the previous month. This is the lowest figure in 2025, experts emphasize. Buyer activity has significantly declined, which may indicate a cooling of the market and concerns among participants regarding the economic situation.
Regional differences in prices
According to regional data, the lowest land prices are observed in the southern and eastern regions:

Zaporizhia region – 30252 UAH/ha

Dnipropetrovsk – 36109 UAH/ha

Kherson – 36215 UAH/ha
The highest prices are recorded in western Ukraine:

Ivano-Frankivsk region – 388651 UAH/ha

Thus, a hectare of land in the most expensive region costs as much as 13 hectares in the cheapest.
Changes in land payment for Ukrainians
As of October 1, Ukrainians have officially changed the rules of land payment, which may affect the situation in the real estate market in the future.
The stable growth of agricultural land prices in Ukraine in October 2025 reached record levels. This led to a significant decrease in the volume of purchase and sale transactions, which, in turn, may indicate market cooling and economic instability. Regional differences in land prices also clearly indicate the unevenness of the market situation in various regions of Ukraine.
