Expert explains how to prepare your roof for winter: 9 key checks.
According to The Sun: Harsh winter weather can cause serious damage to your home, especially the roof.
Roofing expert Daniel Osborn shared key recommendations on how to avoid expensive damage.
GettyDan, who works at MyJobQuote.co.uk/roofer, told The Sun about the measures to take now to protect your home in winter.
“A new roof can cost from £5,000 to £18,000, depending on the size and shape of your roof, the materials used, and the need for scaffolding,” he explained.
“These amounts can feel quite significant, so there may be a temptation to postpone repairs.”
However, the expert emphasized that the roof is an “essential part of your home,” and it requires regular maintenance.
A quality roof not only protects from the weather but also reduces humidity, making a well-maintained roof particularly important during winter.
Dan listed nine key signs that indicate the need for roof replacement.
Uneven Ridge
The ridge, or highest point of a sloped roof, should have a straight horizontal line.
If it appears saggy in the middle or on one side, it may indicate a structural issue.
“Typically, the sagging is caused by deteriorating wooden structures beneath it,” noted the specialist.
“This might be due to the roof's age or rot or water damage.”
In any case, it’s best to consult a professional if you notice any sagging.
Large Number of Displaced or Missing Tiles
“Over time, the nails and clips that hold the tiles rust and corrode, so they may shift due to wind or heavy rain,” Dan explained.
He emphasized that “a large number of displaced tiles” is a “clear sign” that the roof is no longer in good condition.
If you notice this or a significant number of missing tiles, you should take urgent action.
Nine Roof Checks to Do Right Now
Look for:
- Uneven ridge
- Displaced or missing tiles
- Cracks in tiles
- Heavy moss growth
- Frequent roof repairs needed
- Water damage inside the house
- Visible light through the roof
- Old roofing membrane
- Condensation in the attic
For a roof assessment, you should consult a professional roofer.
Cracks in Tiles
Tiles on the roof are subjected to harsh weather conditions, so over time they may crack.
Cracks may also be the result of impacts on the roof.
In any case, you should address cracked tiles immediately once you notice them.
Heavy Moss and Lichen Growth
Moss and lichen growth on the roof is not always a problem, but it should be monitored.
This is often observed on older roofs in shaded areas and can become problematic if the growth is significant and prolonged.
This could conceal more serious roof issues.
The presence of moss and lichen may also indicate potential drainage and moisture retention problems.
Frequent Roof Repairs Needed
If you are constantly dealing with leaks, lead flashing repairs, or displaced tiles, it might mean your roof is nearing the end of its lifecycle.
“Instead of constantly spending money on small repairs, it may be worth replacing the roof,” noted the specialist.
Water Damage Inside the House
If you notice yellow or brown spots on the ceilings in the upper floors, this is another common signal that the roof is not watertight.
If you have ruled out leaks from your plumbing, the water is likely coming in from the roof.
“If the contamination is significant or not limited to one area, it's more likely not due to one displaced tile or an overflowing gutter,” advised Daniel.
Light Visible Through the Roof
If you see beams of light coming through the roof in the attic, this indicates a hole in the tiles or a torn membrane.
Wherever light passes through, rain may also come in.
“It’s unusual for both the tiles and the membrane to be damaged unless the roof has been compromised,” explained the expert.
So don’t ignore this, as it could lead to expensive damage.
Old Roofing Membrane
A sign that your roof is old is the appearance of a material resembling brown film on the underside.
Old roofing membranes were used from the 1930s to the 1990s and were made from bitumen fabric.
This material degrades over time, so, according to the specialist, it is unlikely to perform its function properly.
Condensation in the Attic
“About 30-40 years ago, plastic membranes were used to insulate roofs instead of roofing membranes,” explained the expert.
“While this material is durable, it is not as breathable as modern membranes.”
This leads to condensation issues.
So if you notice gray plastic covering on the underside of your roof and excessive moisture, it might be time to update your roof.
