Missile Strikes Reshape Housing Demand: Ukrainians Increasingly Look to Relocate Westward.
Shifting Buyer Behavior in Ukraine’s Primary Real Estate Market
According to Espreso.tv: Real estate investment expert Marianna Bihunets has observed notable changes in how buyers are approaching Ukraine’s primary housing market. Persistent missile and drone attacks are significantly driving interest in relocation, particularly toward western regions of the country. Safety and financing options have emerged as the top priorities influencing property choices.
Between June and July, up to 40% of inquiries received by the sales departments of the construction firm GAZDA came from potential buyers considering a move. Over half of these individuals are residents of Kyiv or the surrounding region. The strongest demand is for apartments ranging from 50 to 80 square meters, which account for roughly 65% of all inquiries.
Key Features Attracting Buyers
Among those contemplating a relocation, 80% plan to purchase a new apartment after selling their current property. Nearly two-thirds are open to using installment payment plans, with initial down payments ranging from 30% to 50% of the property’s value.

Today, buyers in the primary market prioritize protecting themselves and their families. The features they value most include:
- a safe location
- high project completion readiness
- predictable costs
'Every potential buyer in the primary market today is first and foremost concerned about their own safety and that of their family.' Marianna Bihunets
In summary, the evolving preferences of buyers in Ukraine’s primary real estate market reflect urgent needs and demands shaped by wartime risks, with a clear emphasis on security and financial terms when acquiring new homes. These trends are expected to continue influencing the country’s real estate landscape, as buyers increasingly prioritize safety and stability amid uncertainty. Developers may be prompted to adjust their offerings to meet these shifting consumer expectations.
