As reported by the publication 'Hvylya', this was announced on the Novyny.LIVE website.
At first glance, it may seem that with a higher minimum wage in Poland, renting there is more profitable than in Ukraine. However, for an objective comparison, it is necessary to analyze not absolute figures, but the ratio of rental costs to income. It is possible that Kyiv residents spend a smaller percentage of their salary on housing than Warsaw residents, despite the difference in the absolute earnings values.
Kyiv
According to analysis from the Work.ua portal, the typical salary in Kyiv at the beginning of 2025 is 26,000 hryvnias. This figure is based on the study of over 51,000 job offers. It should be noted that this is an average figure, and real salaries may significantly differ, both upwards and downwards, including the minimum wage in the country.
According to the Landscape Management Office of the city, to rent a one-room apartment in Kyiv, you need to pay an average of:
- Pecherskyi district - 34,400 hryvnias;
- Shevchenkivskyi district - 23,000 hryvnias;
- Holosiivskyi district - 18,000 hryvnias;
- Podilskyi district - 16,000 hryvnias;
- Solomianskyi district - 15,000 hryvnias;
- Darnytskyi district - 15,000 hryvnias;
- Obolonskyi district - 14,000 hryvnias;
- Sviatoshynskyi district - 13,000 hryvnias;
- Dniprovs’kyi district - 13,000 hryvnias;
- Desnianskyi district - 9,000 hryvnias.
Kyivans spend about 16,000 hryvnias a month on renting a one-room apartment on average. This constitutes a significant part of their income - approximately 62% of the average salary. To this amount, one must add monthly expenses for utilities such as gas, water supply, electricity, maintenance of the surrounding territory, waste removal, and Internet connection.
Warsaw
The average salary in Warsaw is about 9,673 zloty before tax (approximately 100,000 hryvnias). Although this amount significantly exceeds Kyiv salaries, Warsaw residents spend a larger portion of their income on housing.
Rental prices in Poland's capital vary significantly. For a small studio, you need to pay at least 1,600 zloty (17,000 hryvnias), while the price for a one-room apartment can reach 16,000 zloty (166,000 hryvnias). On average, renting costs about 6,000-7,000 zloty per month (60,000-70,000 hryvnias), which constitutes approximately 60-70% of the average salary of Warsaw residents.
Despite the higher nominal salaries in Warsaw, the ratio of rental costs to income is similar to the situation in Kyiv. In both cities, a person with an average salary faces a challenging situation where a large part of their income is spent on housing.
