Potential buyers are becoming more selective, seeking more practical and energy-efficient housing options. Meanwhile, some types of housing are losing popularity and remain without applications.

Why Demand for Apartments is Decreasing

The real estate market in Ukraine is going through a challenging period. According to the analytical center DIM.RIA, demand for housing purchases in 2025 decreased by 14-20% compared to 2024 in most regions. Military risks, economic instability, and rising utility prices are forcing buyers to choose future housing more carefully.

According to LUN, the average duration for buyers to make a decision about purchasing an apartment has increased to 67 days, compared to 21 days in 2021, indicating increased caution among consumers. In such conditions, some types of apartments have become real anti-trends.

Have Become Less Popular

Apartments in old panel buildings, particularly in Khrushchyovkas and Czechs from the 1960s to 1980s, have lost their appeal. According to LUN, demand for such housing in large cities like Kyiv, Kharkiv, or Lviv has decreased by 15-20% compared to new buildings. The main reasons include:

  • Low energy efficiency.
  • Need for repairs.
  • Lack of modern amenities.
  • Popularity of new buildings and modern secondary market houses.

Other Trends

The text analyzed demand for apartments on upper floors, large apartments and houses, housing without autonomous systems, and new buildings from unreliable developers. Overall, it is worth noting that buyers are becoming more careful and are opting for more energy-efficient and modern housing options, avoiding outdated panel buildings and properties from unreliable developers.
