Kyiv has lost its position in the construction of new housing: who topped the ranking.
The map of the most active construction regions in Ukraine has changed
In 2024, the construction volume in Ukraine decreased by half compared to previous years. According to the State Statistics Service, 6.74 million square meters of housing were commissioned during the first three quarters, which is 24% more than in 2023. The largest number of new residential complexes was launched in Lviv region, with Kyiv and its region taking a close second place. The five most active regions in construction also included Zakarpattia, Ternopil, and Ivano-Frankivsk regions. However, speaking about the results of 2024, Kyiv ranked fourth in construction activity.
In 2024, 145 new residential complexes were started, half of which are located in Lviv, and only 15% in Kyiv and its region. Of the 1597 housing complexes that were initiated during the war, only 42% have been completed, while 58% are under construction. Only 15% of the projects have been finished, another 13% have been handed over with a delayed deadline, and 30% remain in the risk zone due to an uncertain completion date.
Lviv ranks first in the Top-5 cities for new housing prices for the second consecutive year, followed by Kyiv, Uzhhorod, Dnipro, and Odesa. Housing prices in the western regions of Ukraine are continuously rising. In Kyiv, the price of housing has remained stable at $1270 per square meter, just like in December 2023. In Lviv, the price increased in July but eventually rose by 1.5% to $1320 per square meter. The most affordable apartment is in Kyiv, priced at $71 thousand, while an apartment in Lviv can be purchased for $65 thousand.
