Before signing the agreement for the purchase of a land plot, it is important to carefully check all documents related to the owner and the land itself.
Experts from the 'Land Fund of Ukraine' provided the following recommendations for verification:
- Seller's Ownership Rights
- who is the official owner;
- how he obtained the plot;
- if there are any restrictions on this plot.
- Data from the cadastre
- if a cadastral number is assigned to the plot;
- if the boundaries are correctly displayed on the cadastral map;
- information about the area, intended use, and form of ownership.
- Intended Use of the Land Especially important if construction or change of the plot's purpose is planned.
- Presence of Encumbrances and Arrests
- if there is no arrest on this plot;
- if there are no prohibitions on alienation;
- if the plot is not under lien or mortgage.
- Conditions of Prior Use
- for rent;
- under court consideration.
- Is the Seller Not Under Restriction?
- if he complies with the laws;
- if he has no debts that may lead to the arrest of the plot;
- if there are documents certifying the seller's identity.
- Documents for the Notary
- proof of ownership of the land;
- extracts from the cadastre and the register of rights;
- consent of all co-owners;
- evaluation, purchase agreement, taxpayer identification number.
Before concluding the purchase agreement for the land plot, follow all the listed points to avoid possible problems in the future.
