Up to 630 dollars per square meter: in which cities prices for new buildings have collapsed.
According to the analytical portal LUN, despite high inflation in Ukraine, prices in the primary real estate market have begun to decline. This phenomenon is observed in both frontline cities and the capital, as well as in western regions of the country.
The most significant drop in prices was recorded in Zaporizhzhia, where the cost per square meter decreased by 12% in dollar terms, to 630 dollars. Also, in this city, there is activity in the new building market: there are 11 residential complexes for sale, and in the past year, 400 apartments were commissioned.
Significant price declines were also recorded in Uzhhorod, where real estate prices fell by 11%, and now stand at 1070 dollars per square meter. Market experts note that prices in Uzhhorod have peaked, causing buyers to seek housing in other safe cities in western Ukraine. Over the past year, 1550 new apartments were commissioned in the city, which is 87% more than in 2023.
Kharkiv, Mykolaiv, and Zhytomyr also noted a significant decline in prices - they fell by 10% and 7%, respectively. In Lviv, which is one of the leaders in terms of new residential projects (5420 apartments in 2024), prices decreased by 4% and stand at 1300 dollars per square meter.
However, some cities, on the contrary, experienced a price increase. The highest price hike was recorded in Kropyvnytskyi and Rivne - by 8% and 5%, respectively. A square meter in these cities now costs 1070 and 920 dollars.
Kyiv, which remains the leader in the number of commissioned housing - 10730 apartments per year, demonstrated a moderate price decrease of 3%, with an average square meter cost of 1230 dollars.
It is also worth noting that Ukrainians need to pay tax on 'extra' square meters of housing by July.
