The price of land in Ukraine will increase by 10% by 2026: when can a plot be seized.

Rental and purchase prices for land plots in Ukraine continue to rise. According to experts, rental prices will increase by 5% in dollar equivalent every year, and the price of one hectare of land will rise by 10%.

How much will a hectare of land cost in 2026

According to data from August 2025, the average price of agricultural land is about 2,000 dollars, but by the end of next year this price may rise to 2,200 dollars.

No separate statistics are kept in Ukraine regarding agricultural and non-agricultural land, but data from land auctions show that over the past four years, communities have received more than 7 billion hryvnias in revenue from the sale and rental of plots. Overall, land fees bring more than 34 billion UAH annually.

When can land be taken without the owner's consent

According to the Land Code of Ukraine, an owner can be deprived of ownership rights to a plot only in cases specified by law: if the land is used for non-designated purposes, if the owner does not eliminate violations of land or environmental standards, if activities on the plot harm the environment, if there are debts that have been enforced, or if the land is needed for the implementation of important public projects.

Experts explain that these grounds can be conditionally divided into violations by the owner and state needs. There is also the possibility to lease the land plot if the owner does not use it for their needs or allows neighbors to use it.

The land market in Ukraine continues to show stable price growth for land plots, which affects both rental and purchasing activity. Experts have predicted further price increases for land in the future, which may impact agricultural enterprises and landowners in the country.
