Property Experts Identify Apartment Layouts That Deter Buyers
According to Novyny.live: Homebuyers in Ukraine are now making more pragmatic purchasing decisions. They are looking beyond square footage to assess the utility of every meter. Experts from the AN Puzzle House Group stress that a property's floor plan is increasingly critical, as the functionality of its spaces directly impacts its appeal to potential buyers. This shift reflects a broader trend where buyers prioritize long-term livability over basic specifications.
Unpopular Floor Plan Features
One of the most undesirable features is a walk-through room, which buyers typically view as a temporary or impractical solution. Such rooms fail to provide adequate privacy, making the property less attractive. Experts also point to oversized entry halls, sometimes up to 15 square meters, as another major turn-off. These elements create an impression of wasted space, a significant concern for cost-conscious modern consumers.
Furthermore, in larger apartments, tiny kitchens measuring only 5-6 square meters are seen as a sign of poor liquidity. Today's buyers expect kitchens to be spacious enough for comfortable cooking and family gatherings. A kitchen that doesn't meet these expectations can become a decisive obstacle to a sale.
Physically dividing an apartment between co-owners without a formal redesign is only possible in exceptional cases.

Consequently, Ukrainian homebuyers are becoming more discerning about the functionality of living spaces, which is reshaping the real estate market. A lack of privacy, inconvenient room layouts, and undersized kitchens can significantly reduce a property's chances of selling. Given these trends, developers must adapt their projects to evolving consumer demands to remain competitive. This could lead to improved approaches to residential design and higher quality housing, positively influencing the overall state of Ukraine's property market.
