Ukrainian Room Rentals Surge by 14%: Regional Price Hikes Detailed
According to Novyny.live: The market for renting and buying rooms in Ukraine is undergoing significant shifts, with prices rising and activity declining. Notably, rental costs have increased in cities near combat zones while overall supply has decreased. The average long-term rental price for a room in Ukraine has reached 4,000 UAH, marking a 14% increase from the previous month. This trend reflects the broader economic pressures on the housing market following the Russian invasion.
Rental Prices Across Ukrainian Cities
Median rental prices in Mykolaiv, Sumy, and Kharkiv saw substantial jumps of 20-25%, reaching 2,400–2,500 UAH. The most expensive cities for renting a room are currently:
- Uzhhorod — 6,000 UAH
- Lviv — 5,000 UAH
- Kyiv — 4,200 UAH
Market activity also cooled in December 2025, with the number of listings dropping by 5% and user inquiries falling by 12%.
On the purchasing side, the median price for buying a room in Ukraine hit 442,000 UAH in December 2025, an 11% increase year-on-year. Simultaneously, the supply of rooms for sale contracted by 8%. These figures point to a tightening market where price growth coincides with fewer available options.
Consequently, Ukrainians planning to rent or purchase a room must now contend with higher costs and a more limited selection. The rising prices for both rentals and purchases underscore the war's profound impact on the real estate sector. This situation threatens to exacerbate housing affordability, particularly in regions affected by hostilities, with the shrinking supply signaling further challenges for those seeking accommodation.
