War Changed the Real Estate Market: Which Floors Will Ukrainians Choose in 2025.
When choosing a floor during the purchase of an apartment in 2025, it is important to consider not only convenience but also safety, survival strategies, and care for the future. Experts note that after the start of the war, the popularity of middle and lower floors in the real estate market has increased.
"Ukrainians have massively lost interest in the top floors, where expensive penthouses were previously sold — now this is the most dangerous part of the building,"- notes Olena Bondaruk, a real estate expert.
The highest demand in 2025 is observed for apartments from the 2nd to the 6th floor. These floors are considered optimal in terms of safety and comfort, especially during wartime.
"Middle floors have the highest demand and the best price-to-comfort ratio,"- adds real estate market analyst Viktoriya Bereshchak.
On the contrary, the ground floors also have their own audience, mainly due to their price. The cost of such apartments can be significantly lower than those on higher floors; however, they have their downsides, such as a higher likelihood of theft or limited privacy.
In 2025, after the start of the war, the popularity of middle and lower floors in the real estate market increased. Middle floors are considered optimal in terms of safety and comfort during wartime, while ground floors retain their audience due to more affordable pricing, even though they have certain drawbacks.
