Ukrainians can become owners of real estate by concluding a sale and purchase agreement, a gift, inheritance, or completion of construction. The main thing is to have proof of ownership, which gives the legal right to dispose of the property.
"The most important evidence of ownership today is an extract from the State Register of Property Rights", explains lawyer Tetiana Dohonova. This document contains data about the owner, characteristics of the property and encumbrances, and without it, any transactions with real estate will be considered incomplete. In legal practice, there are two types of documents that confirm ownership: direct confirmations and their grounds. The former includes certificates of ownership and extracts from the register of property rights, while the latter includes contracts, court decisions, and certificates of inheritance rights. When obtaining ownership of an apartment, it is necessary to present a notarized contract, an extract from the rights register, a tax certificate, a technical passport, documents for the land plot (if any), the owner's passport, and identification code. To transfer real estate to a new owner, it is necessary to submit documents to the Administrative Services Center or to the registrar. After verification and registration, the new owner receives an extract from the register - the main confirmation of their rights. Remember - check the ownership rights before the transaction to avoid problems in the future. Encumbrances and tax liabilities must be settled. The State Register of Rights to Real Property is important for protecting property, so do not forget to enter your data there.
