Odesa City Center Redevelopment

According to Novyny.live: A historic building in central Odesa is set for a major conversion into a mixed-use residential complex with commercial space and parking. The project at 15-A Oleksandra Stankova Street has received its urban planning specifications and a permit for temporary site fencing. This type of adaptive reuse is becoming more common in Ukrainian cities, blending historic preservation with modern needs.

The property slated for redevelopment belongs to the 'Nashchadky' (Descendants) service cooperative. According to the Odesa City Council's Department of Architecture and Urban Planning, the urban planning conditions and constraints for the project were issued on September 16, 2025. The permit for the installation of temporary fencing is valid from September 26, 2025, to September 26, 2026.

Project Specifications

As per the planning regulations, the building's maximum height will be 18.6 meters. Oleksandr Avdieiev clarified that

"this involves the reconstruction of the existing property without altering the geometric dimensions of the foundations in the plan."
The project entails adapting the structure into a residential building with commercial premises and parking facilities.

The reconstruction will take place in one of Odesa's central districts, which is expected to positively impact local infrastructure and the city's economy. Developing such properties contributes to improving residents' quality of life and can create new jobs.

The project on Oleksandra Stankova Street is part of a broader initiative to modernize Odesa's urban infrastructure, aiming to create a more comfortable living environment and attract business. Given its central location, the project's completion may stimulate demand for both housing and commercial space in this part of the city, thereby influencing the region's economic development.
