According to Novyny.live: Starting in 2026, new regulations will govern the construction of garages in Ukraine, introducing stricter requirements for distances from neighboring properties, roads, and windows. Local authorities will enhance their oversight to ensure compliance, aiming to improve safety and residential comfort for all citizens. These changes are part of broader efforts to modernize Ukraine's building codes and urban planning standards.
Distance Requirements and Fire Safety Standards
According to the DBN B.2.2-12:2019 code, the minimum distance from a garage or other outbuilding to a neighboring property line must be at least 1 meter. It is important to note that if a garage roof overhang extends more than 0.5 meters, this projection is included when measuring the required distance. Fire safety regulations, governed by DBN V.1.1-7:2016, mandate separation distances between structures ranging from 6 to 15 meters. For instance, a minimum distance of 6 meters is required between a brick garage and a neighbor's brick house. This distance increases to 15 meters if either structure is made of wood.
Construction near roads also carries specific mandates. From 2026, garages must be situated no closer than 6 meters from a main road and at least 3 meters from a residential street. Sanitary norms further require a minimum distance of 6 meters between a garage and the windows of a neighboring home's living areas. These upcoming revisions to garage construction rules are designed to foster safer and more harmonious residential environments for all community members.
The overarching goal of these amendments to the building codes is to enhance public safety and preserve a comfortable living environment.
