If you live in a dormitory, you are being introduced to new opportunities to become the owner of your room. Yes, it is now possible, but it is not as simple as it seems at first glance.

Who has the right to privatize a room in a dormitory

To obtain the right to privatize a room, you must meet several criteria:

  • not have other housing;
  • have lived in the dormitory for at least 5 years;
  • not have the right to free privatization previously.
'Free privatization is available only to those who actually live in the room, have official registration, and do not own an apartment,' explains lawyer Yuri Ayvazyan.

The procedure for privatizing a room in a dormitory

You can only privatize residential space that is not temporary (for example, for students or displaced persons). The room must have a separate number, which is relevant for corridor-type dormitories.

'The procedure is free, but requires compliance with certain restrictions: the area of the room should not exceed 21 square meters per person plus 10 square meters per family. If the size exceeds the established standards, the rest must be purchased,' explains Yuri Ayvazyan.

What documents are needed for privatization

The formalization of privatization requires a certain set of documents:

  • application;
  • copies of passports and TIN of the applicant and family members;
  • documents confirming family ties;
  • registration certificates;
  • technical passport of the room;
  • order for accommodation;
  • refusal of free privatization, if it was previously;
  • rental or lease agreement;
  • medical certificate confirming the absence of tuberculosis.

All these documents must be submitted to the appropriate privatization authority.

What to do after the privatization of a room in a dormitory

After completing the privatization procedure, you gain ownership rights to your room, allowing you to freely manage it — sell, rent out, or bequeath. The government has also launched a pilot project for the construction of municipal housing, which is available for rent at a significantly lower price than on the market.
