Price Decrease for Apartments in Kyiv
Starting from May 2024, there has been a significant decrease in apartment prices in Kyiv. The average price for a one-room apartment was 60 thousand hryvnias, compared to 65 thousand in previous periods.
The head of the Kyiv branch of AFNU, Oksana Kovtun, stated that auctions could be conducted in November-December to reduce prices by 5%. Potential buyers are primarily looking for affordable housing priced up to 50 thousand dollars.
'If we translate prices into currency equivalents, the cost of apartments has decreased. Statistically, prices fell by 5% compared to the end of summer. This depends on the location and condition of the property,' Kovtun added.
The highest prices for apartments are observed in the Pechersk and Shevchenko districts of the city. The cost of one-room apartments is 130 thousand dollars and 80 thousand dollars respectively. Two-room apartments are priced at 185 thousand dollars and 125 thousand dollars respectively.
The cheapest housing can be found in the Desnyansky and Dniprovsky districts. The prices are 39.5 thousand hryvnias and 55 thousand hryvnias respectively.
Affordable one-room apartments in the suburbs of Kyiv are also in demand. In December 2024, prices here start from 26 thousand dollars:
Petropavlivska Borshchahivka - 48 thousand dollars, Sofiivska Borshchahivka - 46 thousand dollars, Vyshneve - 43 thousand dollars, Brovary - 43 thousand hryvnias, Vyshhorod - 43 thousand dollars, Irpin - 35,700 dollars, Bucha - 34.5 thousand dollars, Hostomel - 26 thousand dollars.
According to LUN, the most common prices on the secondary market are 30-70 thousand dollars. However, the price often depends on the type of construction. For example, in recent years, Khrushchyovkas have become less popular among buyers, leading to a significant drop in their price.
According to LUN business consultant Oleksandr Androsovych, the highest housing prices in Kyiv are observed in pre-revolutionary real estate - so-called 'Tsarist' houses. The cost of such apartments exceeds even the price of new buildings (by 17%) and 'Stalinka' houses, which also have high demand due to large ceiling heights and better layouts. Prices for two-room apartments in 'Tsarist' houses are three times higher than in Khrushchyovkas - 157 thousand dollars compared to 53 thousand dollars respectively.
According to the expert's opinion, this is explained by the fact that 'Tsarist' houses are usually located in central districts of the city, have high ceilings, and the number of such properties is limited.
