According to ТСН: In Ukraine, homeowners can be significantly fined for violations of building codes.

Common problems usually arise from an additional floor constructed without the necessary permits, as reported by the State Architectural and Construction Inspection.

According to current regulations, a private residential building can have no more than two full floors and an attic. If the owner builds a third floor without documents, it is considered a violation.

If the construction of more floors is planned, all necessary approvals must be obtained in advance, relevant procedures followed, and changes made to the project documentation. However, many people ignore these requirements.

What are the fines

For illegal construction, fines can range from 8,500 to 908,400 hryvnias. The amount of the fine depends on the severity of the violation, the stage of work, and the status of the object. If a building permit was obtained, but violations of standards are found during the work, fines start at 850 hryvnias.

Experts advise checking building restrictions on the land plot in advance, obtaining all necessary permits before starting reconstruction, and not deviating from the approved project without re-approval. Otherwise, the construction may lead to serious financial losses.

It is important to remember that adhering to building codes not only protects against fines but also ensures the safety of the residents themselves. Homeowners must demonstrate responsibility to avoid problems in the future.
