House prices in the Carpathians increased by 15%: where to find housing from $10,000.
In August 2025, the suburban real estate market in the Carpathians revived. After a decline in demand in spring, summer brought a noticeable recovery: Ukrainians actively sought houses in the mountains for both escaping the heat and for investment. Prices have risen, but not everywhere.
Where are the most expensive houses in the Carpathians
According to the OLX Real Estate portal, the highest prices are traditionally recorded in popular tourist areas: Bukovel, Yaremche, Verkhovyna, Tatariv, and Skhidnytsia. There, the cost of housing with mountain views, close to forests and springs, has increased by 10-15% compared to spring 2025.
In Bukovel, the price for a house of 120-150 sq. m with land starts from $250,000 and reaches $400,000 for new cottages with renovation and a sauna.

In Yaremche, houses are a bit cheaper - from $120,000 to $200,000, depending on location and condition.

'Such growth is due not only to tourism but also to limited supply - there are fewer and fewer places for new construction. Cottages with panoramic windows, wooden houses in ethnic style, and houses with autonomous energy supply systems are especially popular', experts from Bukovel.info emphasize.
Where are the cheapest houses in the Carpathians
In contrast to resorts, in less-known villages of the Transcarpathian, Ivano-Frankivsk, and Lviv regions, houses can be found from $10,000 to $20,000. For example:
- in villages near Volovets, a house with land costs from $8,000;
- in the mountainous regions of Skole, from $12,000;
- in the deep villages of Rakhiv, from $15,000.
Demand for houses in the Carpathians
With the beginning of summer, interest in Carpathian real estate significantly increased. According to the LUN platform, the number of inquiries for purchasing houses in mountainous areas increased by 28% in June-July 2025.
'Among the main buyers are residents of Kyiv, Lviv, Dnipro, as well as representatives of the IT sector. They are interested not just in housing, but in the opportunity to work and rest in one place', says real estate market expert Viktoriya Bereshchak.
