Comparison of rental prices
In August 2025, the median rental price for apartments in Ukraine increased compared to last year. The average housing prices are: about $300 for one-bedroom, $420 for two-bedroom, and $630 for three-bedroom apartments.
One-bedroom
The highest prices are recorded in Lviv ($432) and Kyiv ($408). In Dnipro and Odesa, rents vary between $260-280, while the cheapest options can be found in Kharkiv – only $108. For comparison, in Poland, the median price for a one-bedroom apartment is $605. Rent in Warsaw can reach $689, while in Gdansk it is $635. In Krakow, Poznan, and Wroclaw, prices range from $510 to $590.
Two-bedroom
In Kyiv, two-bedroom apartments cost about $720, in Lviv – $501. In Dnipro and Odesa, prices are $360-370, while in Kharkiv – only $168. In Poland, the median cost of two-bedroom apartments reaches $780: in Warsaw – $891, in Gdansk – $797, and in Krakow, Poznan, and Wroclaw – from $680 to $780.
Three-bedroom
The most expensive three-bedroom apartments are located in Kyiv ($1303), while in Lviv their price is almost half – $648. In Odesa and Dnipro, rent ranges between $450-500, while in Kharkiv – only $240. In Poland, the median cost of a three-bedroom apartment is $970: in Warsaw – $1161, in Gdansk – $999, and in Krakow, Poznan, and Wroclaw – $810-950.
Over the year, rent in Ukraine has increased by 15-25%, while in Poland the growth will be only 5-10%. Despite this, housing in Poland remains on average 80-100% more expensive than in Ukraine.
Comparison of demand and supply
In August 2025, the number of apartments available for rent in the largest cities of Ukraine decreased by 8%. The largest reduction in supply was recorded in Kharkiv – almost twice compared to last year. Meanwhile, the rental market in Poland showed a slight increase in supply – by 1.5%. Regarding demand, it decreased in both countries: in Ukraine, the number of inquiries dropped by 11%, and in Poland – by 15%.
Among inquiries in Ukraine, 59% concern one-bedroom apartments, while in Poland two-bedroom apartments are more popular (50% of demand).
Currently, the most significant increase in supply in the primary market is observed in the Transcarpathian and Cherkasy regions, while a significant reduction in listings has been noted in Volyn and Kyiv.
It is also worth noting that the sale of real estate is an important legal process that requires serious preparation. For a successful transaction, the seller must gather the entire necessary package of documents.

Thus, the rental market in Ukraine offers significant benefits for tenants compared to Poland, with a noticeable decrease in supply. These factors may influence further changes in the real estate market of both countries, which, in turn, highlights the importance of monitoring these trends for potential tenants and investors.
