Kyiv residents are not massively moving outside the city: realtor explained the reasons.
According to ТСН: Despite the difficult situation in Kyiv, including shelling and issues with electricity, heating, and water supply, there is no significant increase in demand for suburban houses in the Kyiv region. This indicates that most residents do not plan to leave the capital en masse.
Real Estate Market Situation
Realtor Serhiy Sydorenko noted that the demand for suburban houses remains at last year's level and is generally low. Only small houses are in some demand. For example, comparing a large house with an area of 300 square meters for 100 thousand dollars with a small one of 110 square meters for the same price, people prefer the smaller one.
Reasons for Low Demand
The expert explained that large areas are difficult to maintain and heat, which is impractical under current conditions. He noted:
“There are houses that are 400-500 square meters, the price has already dropped to such a minimum — cheaper is nowhere. And even then, people are not interested.”
Another reason for the low demand is that owners usually want to rent their houses for long-term rental, rather than for a short period, for example, for three winter months. As Sydorenko explained:
“No one wants to rent for three months — either the price will be 50% higher if the owner agrees, or these will be not very attractive properties. If one can sign an annual lease, then for three months no one will agree.”
Difficult Living Conditions
He also noted that the situation in the Kyiv region remains difficult. In particular, the realtor told:
“Today I was at a deal with clients from one village in Kyiv region. They have not had electricity for four days, and to leave, they had to clear the road for two days along with half the village.”
Thus, the suburban real estate market in the Kyiv region is currently facing difficulties due to low demand. Many capital residents are in no hurry to leave it, despite the difficult circumstances. Issues with energy supply and the desire of owners to rent housing for a long period limit opportunities for purchase and rental, which affects the overall situation in the market.
