The Apartment's Condition After Tenancy

According to TSN.ua: A Kyiv realtor who showed the apartment was shocked by its state after two years of occupancy. The owners had rented it out for a minimal fee due to the war, only to discover the property had been left in a damaged condition upon the tenants' departure.

The apartment, which had undergone a quality renovation several years prior, now looks completely different. The tenants lived there for over two years, and after they moved out, the owners decided to list it for sale for 45,000 hryvnias. They had made a concession due to the wartime circumstances, but in return received a devastated home.

“Look at this sofa,” the realtor noted, pointing to the obvious damage inflicted on the property.

He further emphasized: “People lived here for over two years and paid a minimal amount. The owners made allowances for them because of the war, and instead got a ruined apartment.” According to him, “Everything here was white, clean. Now it's scuffed and broken. It's just awful. How could someone destroy a quality renovation like this?”

The Risks of Renting Property During Wartime

In the Kyiv region, rental prices for apartments with electricity and heating range from 16 to 800 thousand hryvnias, but this particular unit was found to be severely damaged, significantly reducing its value. The owners hope to find a buyer, but the state of the property raises legitimate concerns about its future.

This case highlights the risks property owners face during wartime, when they may feel compelled to rent under terms that do not provide adequate compensation for potential damages. The ongoing conflict in Ukraine has created a volatile rental market, especially around the capital. In such an environment, owners can encounter difficulties not only in finding reliable tenants but also in preserving the condition of their assets. As this incident demonstrates, it is crucial to carefully vet tenants and rental agreements to minimize the risk of future financial losses.
